The real estate market has never been more expensive, confusing, and distressing, especially for first-time buyers.
Home prices have jumped 50 percent since the start of the pandemic, and home affordability is at an all-time low. Analysts attribute the shortage of housing inventory to the near-depression of 2008-2009. Back then, more than 1.5 million workers left the home construction industry due to the industry's collapse. As of today, the industry remains 500,000 workers short of its pre-2008 levels.Interest rates remain at record highs in the 21st century, and
massive rate increases in home and flood insurance — especially in Florida and California — have also dampened buyers' enthusiasm.
Once again, indie podcasting comes to the rescue.
The How To Buy A Home podcast, hosted by David Sidoni, is one of the best instructional shows on home buying, especially for first-time home buyers. I think the show is relevant for Baby Boomers who are selling the house they've lived in for the last 40 years. The real estate market has changed. Sidoni can help.
The How To Buy A Home podcast has been around since 2018, with nearly 360 episodes released.
Sidoni begins by saying, "Did
you know most top real estate agents avoid working with first-time home buyers? They don't want to spend the time advising you and often
pass you off to a rookie agent with no real experience.
He continues: Did you know that 87% of Realtors Quit in less than five years, and that 71% of agents sold zero homes in 2024?
Sidoni advises a "Unicorn" - a thoroughly vetted, trusted expert
with local housing market expertise, truly focused on helping first-time home buyers.
"They're your guide through the process and can help
protect you, simplify the journey, and, most importantly, save you time
and money buying your first house."
During the lifetime of the podcast, Sidoni has asked and answered these questions: How much down payment do first-time home buyers really need? Can I still buy my first home if I have student loans or credit card debt? Should I wait to buy a house, or is now a good time for first-time home buyers? How do I find a trusted local real estate agent for first-time home buyers? How do first-time home buyers avoid making expensive mistakes when buying a house?
David Sidoni did not take a regular route to being an indie podcaster and host. Born in 1970 in Los Angeles, California, David was an actor and writer, known for Newsies (1992), How to Buy a Home (2019), and Beverly Hills, 90210 (1990). In 2019, David gave up those careers, to host The How To Buy A Home podcast.
He has been married to Tina D'Amato since September 18, 2004. They have two children.
One of the best episodes was the June 2, 2025 show about credit scores. On the show, Sidoni says: "Whether your credit score is 520 or 790, this expert interview reveals the overlooked steps that can immediately improve your homebuying power. Credit scores remain one of the most confusing and fear-inducing hurdles for first-time homebuyers."
On the show, Sidoni welcomed credit
expert Jeanne Kelly—known as “The Credit Genie”—who returned to offer
actionable insights that go far beyond generic internet advice. With
over 25 years of experience and a deeply personal story of rebuilding
from financial rock bottom, Jeanne explained exactly how buyers can take
control of their credit, whether they’re in recovery mode or already
have strong scores. Host and guest broke down myths, shared real-life
success strategies, and highlighted the most surprising tips that even
high-credit borrowers should know.
The May 28th episode on "Closings" was eye-opening. In that show, Sidoni explained: "You’ve made it through the offers and inspections—now don’t let closing
day blind side you. Learn what to expect (and what can still go wrong) in
the final stretch of buying your first home. If you’re like most
first-time buyers, you think you’re in the clear once your offer is
accepted. However, the final 4 to 6 weeks—known as “closing”—are packed with surprises that can derail your timeline, budget, and sanity."
The How To Buy A Home podcast averages about 45 minutes per show, with Sidoni being an engaging and knowledgeable host. He's a solid interviewer, is wildly enthusiastic about helping prospective buyers, and is a reliable navigator in the shark-infested waters of today's real estate market.
Due to the nature of his show and the podcast, David Sidoni receives some of the most enthusiastic reviews in the industry.
Here's one from one month ago from a listener: "I love this Podcast! David provides a wealth of useful information about home buying, as well as preparing and financial strategies. Listening to the podcast made me feel like it was possible to buy a home. After a four-year journey, my husband and I were able to purchase our first home in September 2024. I reached out to David, and he connected me with a “unicorn” realtor to help us find a great fit for our family! Thank you, David, for giving us first-time homebuyers some actual advice and resources, and giving us hope that we can make our dream a reality, even in a demanding and competitive market!"
